It's very important that you realize that NOW instead of after you've experienced flood damage.
Congress created the National Flood Insurace Program (NFIP) in 1968 to make affordable flood insurance available through federal subsidization.
It's important enought for me to repeat; a homeowner's policy DOES NOT COVER FLOOD DAMAGE!
Flood insurance has to be purchased separately. The cost is governed (and regulated) by risk assigned to certain areas.
Based on flood surveys -- many of which are outdated -- mortgage companies require certain homeowners to carry flood insurance. Some will never need it. Based upon those same outdated flood surveys, some (who need it) are not required to carry flood experience.
If you have it, you'll know it -- it's costly. Unless you paid cash for your house, you'll (and your mortgage company) will know if you live in an area (again based upon outdated surveys) identifed as flood-prone.
If you live in an area near water (lake, river, creek, ocean, etc.) you may want flood insurance. If you live in an area subject to runoff or accumulation of storm or rain water, you may want flood insurance. Know your risk--and plan accordingly.
